Guide to Renting
A step-by-step guide to each stage of renting a property.
The London rental market can be extremely competitive and fast-moving, but we can give tenants that register with us an unfair advantage. By registering your requirement we can help you be the first through the door of newly listed homes.
Find the right property
With around over 100 new listings each week, we'll help you find the right property. We can also keep you constantly up to date via email and text alerts, even before properties get listed on Rightmove and Zoopla.
Is a short let right for you?
A short let is ideal if you are looking for a place to stay for a few weeks or months, offering a great alternative to staying in a hotel or serviced apartment. They are especially popular with visitors to the capital, people getting to know a new area or those renovating or waiting to move home. A short let can offer you flexibility in rental length and is usually furnished to a high standard with all bills included in the rent (excluding telecommunication services).
Consider a Managed property
An increasing number of tenants insist on renting fully Managed properties for complete peace of mind. Renting a Managed property has the benefit of a dedicated Property Manager to handle your day-to-day issues, a 24-hour helpline with emergency contact details should a problem arise and the assurance that your property is fully compliant with all safety regulations (including Gas Safety, Electrical Safety and Furniture and Furnishings acts).
Book your viewing online
We will arrange viewings with the owner with your preferred time and please ensure you arrive in a relaxed frame of mind. It’s your chance to find out about your new home, take a look around and landlord will be there to answer all your questions, without a letting agent getting in the way or piling on the pressure.to answer any questions immediately and advise where necessary.
Making an Offer
Once you find your perfect property you can make an offer online or with your agent,to reserve the property. You’ll pay a refundable holding deposit of just £200 to us – not the landlord. Let us know if there any special conditions of the offer and we'll communicate this to the landlord.
If your offer is accepted we will organise the following, regardless of whether your property is Managed: Collect references, arrange tenancy agreement, collect your moving in payment, collect your proof of ID and conduct Right to Rent checks
Upon completion, you will be given your set of keys, and if your property is managed we will provide you with your dedicated Property Manager's contact details. Congratulations, you can now move into your new home!
